Reading a Bathroom Renovation Quotation Line by Line
What a written, itemised bathroom renovation quotation should list, and how hidden problems found during the works are photographed and priced before anything continues.

A bathroom renovation price is only useful if you can see what it is made of. A single lump sum tells you the total, but not whether waterproofing is included, who supplies the tiles, or what happens if an old pipe turns out to be cracked behind the wall. An itemised quotation answers those questions on paper, before any work begins.
This guide walks through what a written, itemised bathroom renovation quotation should list, how to read it, and how BathWorks Malaysia handles problems that only appear once the old finishes come off.
Why an itemised quotation matters
A bathroom is a small room with many separate trades packed into it: demolition, plumbing, waterproofing, tiling, glass, carpentry and fixture installation. Each has its own materials and its own labour. When they are listed line by line, you can compare like with like, drop items you do not need, and see exactly where a change in tile choice or layout moves the total.
It also protects both sides. The owner knows what has been agreed, and the work follows a written scope instead of a verbal conversation that each person remembers a little differently.
What the quotation should list
Every bathroom is different, but a clear quotation usually breaks the job into the groups below.
Preparation and demolition
- Removal of existing wall and floor tiles, where the scope calls for it
- Removal of old fixtures such as the basin, water closet, vanity or bathtub
- Disposal of debris from the site
- Protection of surrounding areas, such as the floor outside the bathroom door
Plumbing
- Replacement or rerouting of supply and drain pipes
- New points for the shower, basin and water closet if their positions change
- The floor trap and the slope of the floor towards it
Plumbing upgrades start from RM500 per job. The line in your quotation should say which pipes and points are covered, not just the word "plumbing".
Waterproofing
Waterproofing deserves its own line rather than a mention inside "tiling". The quotation should state which areas receive the membrane, such as the whole floor, the shower walls and the upturn where walls meet the floor, so you can see it has been planned rather than assumed. Waterproofing starts from RM1,500 per job.
Tiling
- Floor and wall areas, measured in square feet
- The laying rate per square foot (bathroom tiling starts from RM25 per sq ft)
- Whether tile supply is included, or whether you are buying your own
- Trims, grout, and any feature wall or shower niche
Fixtures, glass and carpentry
- Shower screen type and size (installation from RM800 per installation)
- Vanity and cabinet installation (from RM1,200 per installation)
- Basin, water closet, taps, shower set and accessories, with who supplies each one

Terms
Finally, the quotation should spell out the terms: that work starts once the quotation is accepted and the agreed deposit is paid, how hidden issues are handled, and which items remain the owner's responsibility.
How hidden issues are priced
Some problems simply cannot be seen during a site visit. A pipe joint may have been seeping under the floor for a long time, or a wall may turn out weaker than it looked once the tiles are lifted. No honest quotation can price something nobody has seen yet.
What matters is the process when it happens. At BathWorks Malaysia, a hidden issue found during the works is photographed and priced, and the owner approves that added item before work on it continues. You see the problem, you see the price, and you decide. Nothing is added to the bill quietly.
Supplying your own materials
Many homeowners like to choose and buy their own tiles or fixtures. That is welcome, and it should show in the quotation: the supply line comes out and the installation line stays. Agree on quantities early, because tiles are normally bought with an allowance for cutting and breakage.
Questions to ask while you read
- Is waterproofing listed on its own, with the areas it covers?
- Are floor and wall tiling measured in square feet?
- Which items do I supply, and which are supplied for me?
- Is debris disposal included?
- How will a hidden issue be shown to me and priced?
- What deposit is needed before work starts?
From photos to a written quotation
The process is straightforward. You send photos of the bathroom and rough measurements on WhatsApp. A site visit follows to measure properly and check the condition of the room. You then receive a written, itemised quotation, choose your tiles, fixtures and finishes, and the renovation begins once you accept. Quotations are no-obligation, and the prices on our site are estimates until that site visit.
