Bayan Lepas
What Shapes a Bathroom Renovation in Bayan Lepas
Much of the housing in Bayan Lepas is apartments and condominiums built for people working in the nearby electronics factories, and their bathrooms are compact, often windowless and sit above someone else's ceiling. That makes waterproofing (from RM1,500 per job) the part not to skip, and building management usually sets rules for renovation hours and debris removal. Popular upgrades include a frameless shower screen from RM800 and a wall-mounted vanity from RM1,200 per installation. Bayan Lepas owners can WhatsApp photos; site-visit availability is confirmed there.

Bathroom Renovation Questions, Answered
My condo in Bayan Lepas needs management approval. Can you help with that?
The approval itself is between you and your building management, but the written, itemised quotation describes the works clearly, which most managements ask to see. Let us know their rules on hours and debris when you send photos.
Our bathroom has no window and stays damp. What can be improved?
Good waterproofing and tiling stop moisture going into the slab, and a shower screen keeps the wet zone contained. Waterproofing starts from RM1,500 per job; the site visit shows what else your room needs.
Is the Standard package suitable for a condo bathroom?
Often yes. Standard, RM8,000 – RM15,000, includes porcelain tiles, a full waterproofing membrane, a shower screen, a rain shower head and a vanity cabinet. Your quotation adjusts it to the room's size.
What do the package prices cover?
Each range is an estimate for that level of finish. Every quotation covers materials, labour, waterproofing and cleanup, and the final price depends on your bathroom's size, the materials you choose and the scope.
Can I supply my own tiles or fittings?
Yes. You can supply your own materials and we handle the installation, or we source them for you as part of the quotation.
What happens if damaged pipes are found behind the tiles?
We stop, photograph the problem, explain it and price the extra work. Nothing proceeds until you approve it.
Do you take single jobs, like a shower screen only?
Yes. Tiling, waterproofing, plumbing, shower screens, vanities and bathtub-to-shower conversions are each quoted on their own.
